How much does a legionella risk assessment cost?

Our legionella risk assessments start at £180 for small, simple premises and rise to £1,000 or more for larger and more complex buildings. The price reflects the time an assessor needs on site and to write the report, so a small office costs far less than a large care home or multi-building site.

• Identify and assess potential sources of risk

• Manage identified risks effectively

• Prevent or control exposure risks

• Maintain accurate records and fulfil any other relevant legal duties and responsibilities

What affects the cost?

The main factors are:

• Building size and number of outlets. More taps, showers and outlets mean more to inspect.

• Storage tanks and plant. Cold water tanks, calorifiers and hot water plant each need their own inspection.

• System complexity. Multiple systems, older pipework or areas that are hard to access add time.

• Type of premises. Care homes, schools and healthcare sites often carry more risk and detail than a small office.

• Cooling towers and spa pools. These add specialist requirements.

• Number of sites. Multi-site clients get a discount.

What's included in the price?

Every assessment includes;

• A site survey of your water systems, including hot and cold water, tanks and pipework

• Identification of risk factors and who could be exposed

• A written report with risk ratings

• A prioritised action plan

• A compliance checklist

• A walk-through of any non-conformances, explained in plain 

Not included, unless agreed in your quote: [remedial work, written scheme of control, water sampling, TMV servicing, tank cleaning and disinfection, staff training]. We can quote for these alongside the assessment.

How we quote

1. Tell us about your premises. Call us or send the form: the type of building, number of floors, tanks and any special systems.

2. We ask a few questions. Usually a short call, or from photos if easier.

3. You receive a fixed quote. Within one working day, confirm.

4. We book your site visit.

Is the cheapest quote always the best?

No. An assessment is only worth its price if it's accurate and usable. Before you accept a quote, check:

• That the price includes a physical site visit. Legionella assessments can't be done properly from a desk.

• Who carries it out, and what training and experience they have.

• Whether the report includes a clear, prioritised action plan.

• What's excluded, such as remedial work or follow-up visits.

• Whether the quote is fixed or an estimate.

Our water hygiene and servicing tasks are done by City & Guilds qualified staff.

What does it cost if you don't have one?

Not having an assessment where one is required breaks health and safety law. The HSE can issue improvement or prohibition notices, and prosecution can lead to unlimited fines and, in serious cases, imprisonment. If someone contracts Legionnaires' disease, civil claims can follow too. Compared with those risks, a risk assessment costs a small fraction.
